ATLANTA — Sept. 18, 2026 — Georgia Tech celebrated the dedication of George and Scheller Towers, formerly known as Tech Square 3, with a ribbon-cutting ceremony Friday in Midtown Atlanta. The 416,500-square-foot project brings together two of the
Institute’s academic programs in a new setting designed to expand opportunities for learning, research and collaboration.
The $162 million project includes 416,500 square feet of academic, research and collaboration space across two towers: the 18-story George Tower—home to the H. Milton Stewart School of Industrial and Systems Engineering, while the 14-story Scheller Tower houses the MBA and Executive Education programs of the Scheller College of Business.
Rule Joy Trammell + Rubio (RJTR), in collaboration with EskewDumezRipple (EDR), provided
architectural and interior design services for the project. Together, the team worked to translate
Georgia Tech’s goals for interdisciplinary connection, high-performance design and an active
relationship with Tech Square into a building that supports the distinct needs of both schools.
The two towers are connected by a shared circulation zone, creating opportunities for students
and faculty from diferent disciplines to cross paths throughout the building.
“RJTR demonstrated a strong understanding of the project’s phased implementation strategy.
Early design decisions protected and supported the budget while preserving long-term
adaptability,” said Lindsey Cottingham, Associate Director, Construction Services at Georgia
Institute of Technology.
At the lower levels, classrooms, conference and huddle rooms, and a range of individual and
collaborative spaces support the daily life of the building. The ground foor opens to The Porch, a
street-level gathering space along Fifth Street with large kinetic doors that strengthen the
connection between the building and Tech Square. A cantilevered monumental stair links the
lobby and second foor.
That connection extends outdoors through a public plaza and landscaped spaces that bring
academic activity closer to the surrounding Midtown neighborhood. The project occupies a
prominent site between Fifth, Spring and West Peachtree streets and represents the third phase
of Georgia Tech’s Tech Square development.
George and Scheller Towers earned LEED Platinum certifcation and was designed to achieve an
Energy Use Intensity (EUI) of 25, meaning the building is expected to use about one-quarter as
much energy as a comparably sized existing building in Atlanta. The all-electric design, along with
reduced embodied carbon and water-reuse strategies, further reduces the project’s environmental
impact. Together, these measures support Georgia Tech’s long-term sustainability goals and
demonstrate how future growth in Tech Square and Midtown Atlanta can be both ambitious and
energy efcient.

distinct academic disciplines to connect while setting a very high standard for how a building of
this scale should perform. Our team was able to help turn that vision into a place that supports
how students and faculty work today while looking ahead to how Georgia Tech and Tech Square
will continue to grow.”
The George and Scheller Towers build on more than two decades of investment in Tech Square.
Since the district opened in 2003, Georgia Tech has expanded its Midtown presence as a place
where the Institute, business, and technology communities intersect. The new towers add over
400,000 square feet of academic, research and collaboration space to that environment, creating
new opportunities for interdisciplinary work between Georgia Tech programs and the broader
innovation community.
