At the heart of downtown, Omni Raleigh is a 683,417-square-foot full-service luxury hotel bringing elevated hospitality to the city center. Designed by Rule Joy Trammell + Rubio, LLC (RJTR), the project was envisioned as a destination that reflects the city’s character, supports economic growth, promotes energy efficiency, and strengthens connections between visitors, residents, and the community.
RJTR translated the client’s vision into a landmark destination that enhances Raleigh’s urban fabric. Located on a site along Fayetteville Street, the hotel supports the city’s goal of creating an active, walkable downtown corridor. A dramatic cantilever frames striking views toward the State Capitol while reinforcing the pedestrian experience. The vertical design solution resulted in the tallest Omni property to date.
The cast-in-place concrete structure combines strength, efficiency, and slender proportions. A high-performance curtain wall system and energy-rated glazing maximize daylight and reduce heat gain, while a material palette of masonry and natural wood creates a warm expression. The hotel includes 600 guest rooms and 334 belowgrade parking spaces across three levels, supported by an advanced water mitigation system that enhances long-term sustainability.

Interior design by Waldrop + Nichols draws inspiration from Raleigh’s textile heritage through natural materials, woven details, and refined finishes. Guest amenities include a 10,000-square-foot event level with grand and junior ballrooms, a pool deck with a three-meal restaurant and bar, and a wellness center featuring steam and sauna rooms, UV therapy, compression tables, cold plunge experiences, and yoga spaces.
Signature venues, including Bob’s Steak & Chop House, a sports bar with golf simulators, and a collaboration with a local designer food-and-beverage brand, establish Omni Raleigh as a vibrant destination that celebrates local culture while contributing to the continued growth of North Carolina’s capital city.
